Areas and Their Definitions

For the purposes of the Contract and within the meaning of the provisions of Section 1222, in conjunction with the implementing regulation (i.e. Government Regulation No. 366/2013 Coll.) the "Total Floor Area" means the total area of the apartment, which, in addition to the areas of all rooms, also includes the areas under load-bearing and non-load-bearing walls, partitions and inner cores, i.e. it is the internal area of the built-up enclosed space that will be defined as an apartment. Therefore, the floor area expressed in this way includes the floor area that will be built over by the in-built elements (in particular the partitions between individual rooms).

"Total Useful Floor Area" means the sum of the areas of all rooms in the apartment not including the areas under load-bearing or non-load-bearing walls, partitions and inner cores, i.e. it is the area of the internal space that will be defined as an apartment (or non-residential space) and the Total Useful Floor Area expressed in this way does not include the floor area that will be built over by the built-in elements (in particular the partitions between individual rooms). Neither area (i.e. neither "Total Floor Area" nor "Total Useful Floor Area") includes the areas of the terrace/balcony/loggia, front garden, parking space, cellar, etc.
