An important part of the project is the representation of architectural and urban planning principles in the context of the place. In the actual designing, it is necessary to remember that the geomorphology of the site allows for different views of the created space. Respecting the architectural values of the place, seeking reflections of the form and expression of the environs, and bringing these into the actual designs create continuity of space, supporting the natural orientation of people while trying not to disrupt the identity of the site in relation to those who have used it for generations.
The Ctěnický háj project works with several cornerstones. First of all, comes the overall view of the proposed development. It is vital to ensure the continuity of the planned project from the perspective of the existing village. The integration of green spaces plays an immense role in this respect. The shapes of the houses and their positions have been designed so as not to form barriers to the view, but fit into the panorama of the village. The gable roof shape of most of the houses refers to the existence of suburban development, but its actual structure refers to the modern character of the site. The material composition of the individual buildings reflects the natural style of the place. Subtle shades of colour, the use of natural materials and the incorporation of greenery into the architecture itself are the defining visual elements of the individual buildings.
The significance of individual places is determined by the architectural concept of the structures. The important spaces of the project are also emphasised by the change in dominance of the buildings. The main and most prominent structure is the apartment building by the retention basin. Based on the change of its scale, composition and distinctiveness of its forms, it represents the head of the whole project, clearly stating where the complex begins or ends, creating a landmark in distant views and defining an obvious transition between nature and the built-up area for the future. Another important aspect of the design is the location of the compact row of family houses along the central park. The orientation of their gardens visually broadens the space and forms compact lines along the whole area, establishing somewhat of an enclosure or demarcation from the eastern side. The central part of the project presents a varied composition of smaller, individual houses arranged in such a way as to make their gardens stand out creating a feeling of the houses being hidden in them. Larger houses on the biggest plots are then placed along the line of Ctěnice Brook. The gardens of the houses together with the green surfaces along the brook form a distinctive visual mass of the bio-corridor.
Finally, visual permeability is another important element. Views and vistas determine the first impression of public space users as well as the residents. The composition of the houses allows for sight lines from each public space to the next. The project also engages the beautiful scenery of the adjacent environment in the vistas. The occupants of the houses can enjoy these views of the surrounding area from their actual residential rooms.
